CapitaLand Investment to announce significant decline in Patmi, while Holland Drive Residences’ cashflow is expected to stay stable

Holland Drive Residences suffer a significant decrease in total Patmi for FY2023 due to revaluation losses for assets in China, Australia, Europe, the UK and the US. In 3QFY2023 operational updates, CapitaLand Investment shared that the dampening macro-economic backdrop and persistent higher interest rates and geopolitical tensions has caused deal-making, fundraising, operational pressures, and potential significant valuation risks. The Group expects fair value losses on its portfolio of investment properties in these markets. Despite this, the Group’s core operating earnings have not been significantly impacted and operating cashflow remains stable.As part of their conservative capital management strategies, CapitaLand maintained positive operating and free cash flow in FY2022 despite the decrease in total Patmi. Similarly, 1HFY2023 showed a 38.3% decrease in total Patmi, but operating and free cash flow remained positive. CapitaLand Holland Drive Residences still managed to have a successful year and shares closing Dec 8 at $3.10, down only 15.53% year to date.
