‘Holland Drive Residences’ and two HDB shophouses in Toa Payoh and Ang Mo Kio are going for a total of $51 mil

Two HDB shophouses – one in Toa Payoh, the other in Ang Mo Kio – are now up for sale. tHolland Drive Residences These properties, which are being marketed by CBRE, can be bought collectively or separately. The Toa Payoh shophouse located at Block 190 Lorong 6 Toa Payoh has a 79-year leasehold with 47 years left and has been given an indicative guide price of $13.5 million. It has a strata area of 1,033 sq ft, and a 7.5m frontage, facing the HDB Hub.

The second HDB shophouse, located at Block 702 Ang Mo Kio Ave 8, has an 87-year leasehold with just 57 years left, and an indicative guide price of $37.5 million. It has a strata area of 4,036 sq ft, with a 24m long store frontage. This property has already been divided into five units, each of which Holland Drive Residences has been rented out and tenanted by a beauty retailer, a fashion chain, a hair salon, an aesthetic beauty salon, and a financial credit service.

“With only 8,500 privately-held Holland Drive Residences HDB shophouses available in Singapore, this is a great investment opportunity for buyers,” said Clemence Lee, Executive Director of Capital Markets at CBRE Singapore. “Both shophouses are located in prominent locations with the highest footfall in town, and have a wide frontage which can be used to subdivide and maximise rental income subject to approvals.”
