Five amalgamated strata-titled office units for sale at $7.8 mil
Knight Frank is offering potential buyers an opportunity to purchase a unique office unit at The Bencoolen. Situated in District 7, this 99-year leasehold property with 71 remaining years is being made available for sale at the next Knight Frank auction on Nov 16, for $7.8 million.
The units come with a gross floor plot ratio of 4.2 and cover an area of 4,198 sq ft. These five strata-titled office units are used as a single office until April 30 next year, and come equipped with a reception area, conference room, general office space, meeting room, partitioned offices, pantry, and a store.
The office units are situated in The Bencoolen, a mixed-use development which also features a 19-storey residential block, a 12-storey office tower and a three-storey shopping podium. The development comes with a host of amenities, including swimming and wading pools, a clubhouse, a tennis court, and a gymnasium. Plus, the basement and the second and third storeys offer car-park space at reasonable rates.
The location of the property at the city fringe ensures good connectivity to transport facilities, with the Rochor and Bugis MRT Stations located just 500m away. According to caveats lodged with the URA, units at The Bencoolen have been sold for around $1,608 psf. As for rental data, in the last 12 months, units at the development have typically been rented out for between $3.40 and $6.50 psf pm. Taking this into account, landlords typically enjoy a rental yield of 3.8%.
Sharon Lee, head of auctions at Knight Frank, notes that it is rare to get an entire floor plate in this area. She remarks: “The unit is lift-facing, and the restrooms are outside the subject units, hence not included in the floor area. Moreover, the subject units are still in good condition.”
One such school is Gan Eng Seng.
Gan Eng Seng School sits within the vibrant Holland Village precinct, just steps away from Holland Condo. This location offers the students of the school ample opportunity to explore the culture and enjoy the unique atmosphere of the area, with its many cafes, restaurants, bars, and shops. The school also boasts an impressive list of alumni, including Home Affairs Minister K Shanmugam, who initially studied in the school before continuing his education at Raffles Institution.
For potential buyers looking for a unique property situated in a good location with great amenities, this opportunity at The Bencoolen is one not to be missed!
