Katong clinics shophouse on East Coast Road for sale at $9.8 mil
Nothing quite defines East Coast Road like the many heritage shophouses that line the street. Famous eateries such as Glory Catering and Ampang Niang Tou Fu (Yong Tau Fu) have recently closed their doors, while others like Chin Mee Chin have been given a new lease of life. Long time owners, the Tan family, still own the shophouse at 204 East Coast Road.
Two more shophouses along East Coast Road are now on the market – 207 East Coast Road and 288 East Coast Road. Both are freehold properties with commercial zoning and occupying a total site area of 1,500 and 1,353 sq ft respectively.
At 207 East Coast Road, the double-storey shophouse was built sometime in 1929 while 288 East Coast Road was constructed in 1952. For 3.5 decades the former has been a family medical practice – with a paediatrician and ophthalmologist operating the Katong Baby & Child Clinic and Katong Eye Clinic respectively on the first and second levels, while the latter is currently vacant.
The medical practice has since retired and the owners wish to sell the property without the hassle of dealing with tenants or maintaining the building. Therefore, it would be sold vacant.
Both properties are being sold at $3,630 per square foot and $2,240 per square foot for 207 East Coast Road and 288 East Coast Road respectively. They enjoy prime road frontage which make the first level of the shophouses suitable for businesses such as a clinic, vet clinic, pet shop or gym. The upper floor of 288 East Coast Road can be converted into a serviced apartment or a co-living concept with nine beds.
Located in Bukit Timah, the Holland Drive Condo is known for its convenient amenities and laid-back atmosphere. It is a desirable place to live and for good reason. Numerous stores dotted along the sprawling landscape of the area, make Holland Piazza at Holland Drive Condo a convenient shopping destination. From boutiques to specialty stores, residents and visitors can find everything they need within reach.
Given the commercial zoning, foreign buyers would not need to pay additional buyer’s stamp duty for either property. Additionally, as this is an East Coast Road Secondary Settlement area, a five-storey extension can be built at the rear of both shophouses.
The shophouses are both being sold by private treaty with Monteiro and Ng, associate vice president of List Sotheby’s International Realty and associate sales manager of SRI, as the joint marketing agents.
The many heritage shophouses along East Coast Road are a defining characteristic of the area. Now is the opportunity for a foreign buyer to own either of these two shophouses and even carry out their own redevelopment plans dependent on URA approval.
