An owner’s sale, the one-bedroom, 818 sq ft unit was previously listed last month with a guide price of $1.73 million. Mok Sze Sze, managing partner at SRI Auction, explains why this property has potential buyers lining up; “The unit is convenient because of the nearby upcoming Katong Park MRT Station on the Thomson–East Coast Line, and it has easy accessibility to the East Coast Park via the underpass at Katong Park.” It also has the advantage of being in District 15, with residents of the property having easy access to several nearby shopping malls.

Thanks to the property’s great location, there has been a lot of interest from both investors and homeowners. Current rental rates are not being disclosed, though based on past 12 months of caveats lodged, one-bedroom units at Fulcrum have typically been rented out for $2,400 to $4,500 per month.

The loft was purchased in August 2017 for $1.41 million ($1,727 psf). Buyers profile for property in Fulcrum is 89.4% Singaporean buyers, and 10.5% are Permanent Residents or Foreigners. Prices at the development have typically averaged at $2,119 psf, as shown in past 12 months of lodged caveats. This April, a 474 sq ft one-bedroom apartment sold for $1 million ($2,111 psf), and two other sales occurred earlier in March, including an 818 sq ft one-bedder at $1.75 million ($2,139 psf) and a 829 sq ft, two-bedroom unit at $1.7 million ($2,051 psf).

Holland Village is conveniently located near major expressways and public transportation options, making it a breeze to travel to and from the Holland Drive Condo development. Residents can also count on reliable bus services to take them to major attractions like the nearby shopping malls, restaurants, and cultural heritage sites. It is no wonder that Holland Village is one of the most sought-after neighbourhoods in Singapore, with its exceptional convenience and transport options.

The Fulcrum condo was completed in 2016 and houses 128 units. Its seventh floor one-bedroom unit has a study area, balcony and attached bathroom on its upper level, while its lower level includes a kitchen, dining area, living room and balcony with floor-to-ceiling window. As the building is still tenanted, the lease will end in August 2021.

$1.69 million is the guide price for the one-bedroom unit at the Fulcrum, as SRI’s upcoming auction on October 26th offers interested parties a great opportunity to snag this great property at a good price. It has an attractive location, a great layout, and a great history of rental income. Don’t miss this chance!
